Transforming a constrained site with welcoming homes for local families in need.

HNW Architects are leading the design for the transformation of this constrained site to provide new mews homes for local vulnerable families in need. The proposals achieved a unanimous planning approval and will deliver a mixture of emergency homes for Adur District Council that provide a safe, comfortable and supportive environment for those without a place to stay. The innovative and sensitive design will regenerate this vacant hinterland site, creating a neighbourly and welcoming setting for families to thrive.

The seven, one and two bedroom, new homes consist of a short terraced run and two semi-detached homes, arranged along a new shared surface street with associated parking and planting to create a safe, welcoming and secure environment.

The innovative design will provide highly sustainable homes that adopt off site manufacturing, prefabrication and modern methods of construction to assist with speed of construction, minimise waste, reduce disruption and ensure high levels of quality.

The prefabricated SIPs panels aim to reduce the time on site, disruption to neighbours and ensure a consistent level of quality is achieved. A fabric-first approach is adopted, along with active measures such as low-energy lighting, mechanical ventilation with heat recovery and energy efficient appliances.

The designs reflect and respond positively to the local vernacular and surrounding context. Natural materials have been chosen to withstand the site’s seaside environment and selected to age gracefully.

The landscape designs prioritise the retention of existing trees and introduction of native planting to enhance the site’s ecological and biodiversity. Each home has its own private garden alongside shared amenity space. Parking spaces with electrical charging points are provided for new residents as well as new parking spaces for neighbouring properties, secure cycle parking is also provided to encourage sustainable travel.

The much-needed new emergency homes will be for those in greatest need, freeing up hotel room space and associated costs for the council. It is the first in a series of similar projects for the council and a model they are rolling out across other sites.

Located on the main road through Lancing town centre, the existing site is situated behind terraced housing with overlooking sensitivities and access constraints that required careful consideration in the development of the design.
