With construction being delivered by Amiri Construction, the steel frame for Unit 3 is already in place, with Units 1 and 2 due to commence shortly. The development is targeting completion in Q1 2026.

This latest speculative scheme delivers up to three units, located immediately off Junction 5 of the M3 corridor — a key driver behind the development’s name, Connect 5. In total, it provides over 56,000 sqft of flexible Class E(g), B2 and B8 industrial floorspace, redeveloping a former brownfield employment site.

Designed to maximise site potential within constraints posed by adjacent residential uses and the neighbouring railway (via a BAPA process), each unit is targeting BREEAM Outstanding, EPC A+, and 15% on-site Biodiversity Net Gain, supported by an all-electric servicing strategy — delivering a market-leading specification for future occupiers.
